Building Maintenance Coordinator

CABVI is seeking a Building Maintenance Coordinator Maintains the cleanliness of CABVI buildings to promote a professional appearance and a safe, healthy working environment.

KEY JOB ELEMENTS

  • Sweep and mop all floors, vacuum all carpets in assigned work area. Strip, seal & wax floors. Shampoo carpets as directed. Assess the condition of floors and carpets to coordinate additional cleaning, as needed.
  • Dust countertops, desks, tables, etc., and clean all glass windows and doors in assigned work area.
  • Empty wastepaper baskets and cleans as necessary, keeping assigned area looking neat, clean, and inviting.
  • Clean, disinfect and polish all commodes, urinals, and restroom fixtures. Refill all restroom dispensers.
  • Keep building security a priority at all times.
  • Report safety hazards, needed repairs, and needed supplies to facilities management.
  • Create merchandise requests for maintenance and custodial use to be approved by facilities management.
  • Provide direction, guidance, and instruction to workers under his/her classification to complete required maintenance activities.
  • Schedule, plan and create work orders to complete job assignments. Inspect work/quality of work done by any janitorial contractor/vendor to ensure CABVI quality standards are maintained.
  • Complete housekeeping / quality audits, maintains records and reports to facilities management.
  • Responsible for maintaining all task and duty checkoff sheets.
  • Gather information to provide recommendations on maintenance work to include design, scope of work and timing.
  • Replace fluorescent lights in offices and production areas.
  • Assist in maintaining a good working inventory for cleaning supplies.
  • Use preventive maintenance system for work orders and inventory.
  • Visit warehouse locations at least once a week to assist cleaners and ensure they have the proper supplies, tools, and knowledge to maintain a clean environment.
  • Adapt to change and completes other duties as assigned.
  • Consistently achieves annual performance objectives.

COMPUTER/TECHNICAL SKILLS

Must read and write accurately. Must have good listening skills and ability to effectively communicate and follow oral and written instructions.

PHYSICAL DEMANDS

Regularly required to stand, walk, reach with hands and arms, stoop, kneel, climb, or crawl.  Vision abilities include color vision, close vision, peripheral vision, and ability to adjust focus. Routinely must lift and/or move up to 50 lbs.  Reasonable accommodations may be made to enable individuals with disabilities to perform the key job elements.

WORK ENVIRONMENT

In house position.  Noise level is moderate to loud.  Must be available for evening and weekend work dependent upon Agency need. Must be able to work in other locations as needed.

EDUCATION and/or EXPERIENCE

High school diploma or GED required. Minimum of one-year related experience required. Must be able to pass a federal background check, as needed. Must have a valid NYS DMV driver’s license.
